What HOAs actually object to

Read the covenant and it is almost always about the view from the street: no mirrored or silver film, no signage-like appearance, and often a requirement that all windows on a facade match. Very few restrict heat rejection performance, because that is not visible. The trick is choosing a film that performs without announcing itself.

Films that satisfy the covenant

Neutral ceramic films in the light-to-medium range read as slightly darker glass from outside — no silver, no bronze shift, no mirror. Because the performance comes from infrared rejection rather than darkness, you are not trading comfort for compliance. We hold samples against your glass and, if it helps, take photos from the street so you can show the board.
